Major upgrade for Oasis Care Centre

The Oasis Care Centre, which forms part of the Oasis Luxury Retirement Resort at Century City where a third apartment block has just been completed and is more than 90% sold, has undergone a multi-million rand upgrade to further enhance its five-star facilities.

The Care Centre offers hotel-style assisted living, long-term frail care, physical rehabilitation and a specialised Alzheimer’s/Dementia unit.

Care Centre Manager Lizzie Brill says the upgrade includes new lounge and dining facilities which open onto a landscaped internal courtyard for their long-term frail care residents.

“This will enable the ground floor section of the Oasis Care Centre to operate along more clearly defined lines between the two main categories of care it offers, namely short-term physical rehabilitation on the one hand and long term frail care on the other.”

The Physical Rehabilitation unit, she says, provides treatment to members of the broader public as well as residents in the resort.

“It is offered predominantly to patients covered by Medical Aids for post-operative recovery and rehabilitation, such as after hip and knee replacement as well as for recovery and rehabilitation from strokes and other medical trauma.

“Patients all have single private rooms with a TV bouquet and en suite toilets and are treated by an in-house doctor as well as a multi-disciplinary team of therapists covering a broad spectrum of physical rehabilitation.”

The upgrade allows for separate dining and lounge areas as well as a sun room for the Physical Rehabilitation patients. In addition a large new reception and admin area is being provided on the ground floor.

Brill said these new facilities were being completed on a phased basis with all work due for completion by end July.

The Oasis Care Centre is one of the first facilities in the Western Cape to obtain an Adult Mental Health licence for its Alzheimer’s/Dementia wing, and is a leader in its field.

Work completed to date also includes the conversion of under-utilised space on the first floor into a large and bright new lounge area for the Alzheimer’s/Dementia wing which is able to accommodate up to 40 residents as well as carers and friends and family of patients. This wing now takes up the entire first floor.

She added that the Care Centre also offers modern attractive Assisted Living rooms and suites where residents can lead more independent lifestyles but still have plenty of daily back up and care by a dedicated team should they need.

Palm Royale retirement apartments, the third apartment block in the Oasis Luxury Retirement Resort in Century City, has been completed on schedule and comfortably within budget.

This was in spite of a three week construction strike and delays caused by inclement weather during the 18 month construction period, says project manager Raynard Haupt of the Oasis Joint Venture which comprises the Rabie Property Group and the Harries Projects Consortium.

“The main contractor, WBHO, has done us proud delivering a truly superb quality product.”

The individual apartments, he said, would be handed over to purchasers from June 1.

Owen Futeran of the Oasis Joint Venture said to date 46 or 78% of the 58 apartments have been sold for a total of more than R200million representing 79% of the total value.

“Negotiations for a further four units are well advanced and we expect the remaining apartments to be sold quickly now that potential purchasers can see the high quality of the development and exactly what they will be getting.”

The new addition to the Oasis Resort includes extended communal facilities in the form of a 200 seater multi-purpose function room with state-of-the-art audio visual equipment including an HD-Ready projector, a  massive 150 inch high resolution screen and surround sound.

There is also a large water fronting patio leading off the function room and a new hobbies room creatively built in a hollowed out berm that separates the resort from Ratanga Road. Many of the apartments overlook two decorative rooftop Zen gardens while the  beautifully landscaped communal gardens of the resort have also been extended as has the water feature to create a scenic lake and a flowing stream onto which a number of the ground floor apartments front.

Futeran said planning for the next phase of the development was well advanced and it was likely, due to the continued pace of sales that a fourth block would be launched later this year.

The first two phases of the Oasis development consisted of Palm Springs and Palm Grove apartment blocks with 174 units in total and a Club House, the facilities of which would not be out of place in a five star hotel and which all residents automatically enjoy membership of. These facilities include a 25m indoor heated pool where regular water aerobics classes are given by a qualified teacher, a massage room, sauna, steam room, fully equipped gym, a library, lounge areas, a restaurant, bar, bridge room and billiard room.

Also completed in phase one is the Oasis Care Centre which offers hotel-style assisted living apartments, frail care and a specialised Alzheimer’s/Dementia unit as well as physical rehabilitation.  All apartment owners receive Primary Health Care assistance provided by the Care Centre and a new clinic will be located in the Palm Royale building.

Palm Royale will be linked undercover to the Oasis Club and its new extended facilities.

Palm Royale nears completion

Palm Royale, the third apartment block in the Oasis Luxury Retirement Resort in Century City, is nearing completion.

With practical completion still a month off and the first transfers scheduled for end June, buyers have already snapped up 42 of the 58 apartments for a total value of more than R197million which equates to 75% of the total value.

Purchasers attended a function on site this week to celebrate the completion of the new extended communal facilities which include a 200 seater multi-purpose function room, a large water fronting patio and a new hobbies room creatively built in a hollowed out berm that separates the resort from Ratanga Road.

The beautifully landscaped gardens have been extended as has the water feature to create a scenic lake and a flowing stream onto which a number of the ground floor apartments front.

Major upgrade for Oasis Care Centre

Two major construction projects to enhance facilities for residents and patients are underway at the Oasis Care Centre, part of the Oasis Luxury Retirement Resort, at Century City.

Being undertaken at a cost of approximately R2.75m, the extended facilities include a new dining room and lounge on the ground floor level for long term frail care residents. Both these facilities will lead onto an internal courtyard around which the Care Centre is built.

Care Centre Manager Lizzie Brill said there are three attractive fountains in the courtyard and there were also plans to erect a new large shady pergola where residents and patients and their guests would be able to relax.

“With the addition of these areas we will not only be providing our long term frail care patients with their own beautiful new leisure spaces but we will also be completing the phased introduction of completely separate facilities for our shorter term physical rehabilitation patients,” explained Brill.

The second major construction project involves converting a former nursing station and staff room and portion of a previously under-utilised balcony area on the first floor into a large and bright new lounge area for the Alzheimer’s and Dementia wing. The Alzheimer’s and Dementia facility now takes up the entire floor.

“With a license for up to 40 patients in this wing and with occupancy reaching close to capacity, we are responding to the needs of our patients,” says Ms Brill.

She said there would also be a secure patio area leading off the new lounge.

Sandi Kiss of Fine Linen Interiors has been tasked with furnishing and fitting out the new areas in accordance with the ‘hotel style’ look and feel of the Oasis Care Centre.

“We are introducing different colours and textures that will enhance the ‘five star’ environment while at the same time cater for the particular needs and challenges of the patients and residents for whom these facilities are being created. I am especially excited by the vibrant lighting features that will be enjoyed by the Alzheimer’s and Dementia patients,” said Kiss.

The project architect is Ray Alexander who has been involved with the entire Oasis Retirement Resort concept and construction since inception. The contractors are Deon Adlard of Development Projects.

Oasis Palm Royale show apartment now available for viewing

A furnished show apartment is now available for viewing in Palm Royale the latest block in the Oasis Luxury Retirement Resort at Century City, where more than R185m of sales have been concluded five months ahead of completion.

Colin Green, a director of the developers, the Oasis Joint Venture which comprises the Rabie Property Group and a Harries Projects consortium, said the R260m Palm Royale block boasted a number of green building initiatives to reduce its carbon footprint.

These, he said included LED lighting throughout, timers and photocells in the common areas together with movement sensors. “In addition, performance glass has been used which not only reduces heat penetration but also reduces sound transmission.

Furthermore load limiting relays have been used in the apartment distribution boards which means that the geyser will switch off when the oven is turned on.”

Other green initiatives employed include the use of treated effluent piped from the Potsdam Wastewater Works for the irrigation system while the ponds and water features make use of storm water recharging for top up purposes.

“In addition low VOC paints have been specified throughout and all garden waste generated will be mulched/chipped for re-use in the planted areas,” he said.

Green said construction of Palm Royale was on track for completion in May this year with 19 of the 58 apartments still available for “discerning buyers looking for a superior retirement home with world class facilities”.

Among its many unique selling points, Palm Royale offers residents optic fibre connectivity at speeds ranging from 5 Mbps to 1 Gbps via Africa’s fastest and one of a kind Open Access Network at highly competitive rates from one of several service providers.

“This creates a healthy competitive environment where residents are free to select a service provider of their choice and to swap service providers should they be unhappy with the service they are getting. High speed connectivity allows residents to use their smart TV / internet to its full potential and the cutting edge technology is capable of keeping abreast with new products and changes in the market.”

Green said a primary health care package was included in the monthly levy which entitles residents to three free bed nights per annum at the on-site care facility which is licensed by the Department of Health and Board of Health Funders of SA.

“There is a qualified Sister on duty 24 hours a days and the Care Centre caters for emergency advice, assistance, or admission of apartment residents, depending on the seriousness of their situation.  “The Care Centre also has an assisted living and frail care facility, as well as an Alzheimer’s / Dementia wing and also offers physical rehabilitation.”

Green added that apartments at Palm Royale were being sold on a sectional title basis.
“This means that the properties are an asset and purchasers or their heirs benefit from the capital appreciation over time. Only 20% of the profit once sold is payable to the levy stabilisation fund.”

Palm Royale sales top R150million

Since April this year a further R50million in sales have been notched up at Palm Royale, the third phase of the Oasis Luxury Retirement Resort at Century City, bringing total sales to date to over R150million.

With nine months to go until completion and transfer,  30 of the 58 sectional title apartments have now  been sold. This represents 52% in number and 57% in value, says Owen Futeran of the developers, the Oasis Joint Venture which comprises the Rabie Property Group and a Harries Projects consortium.

Futeran said the greatest demand to date had been for the larger three bedroom units, which had accounted for 20 of the 30 sales with two bedroom apartments making up the balance of sales.

Futeran said resales in Palm Springs and Palm Grove were also going strongly with three apartments recently having been sold by their agents. “And  demand for rental apartments is also extremely high and as we stand now there is absolutely no rental stock available and we have a waiting list of would-be tenants,” he said.

Natural Goods Market and Art on The Island takes place 27 October

The next Century City Natural Goods Market will take place on Central Park on Sunday 27 October and is being expanded to include an art element on Intaka Island.

All the usual delicious eats, snacks and drinks will be on sale with live music being provided by Time Flies and entertainment at 10.30amin the form of The Amazing Dog Show.

Art On The Island will kick off at this month’s market with a studio showcase of sculptures and drawings by Stefan Carstens, San stories told by Angola-born, !Xun-speaking Donika Dala (translated by her son Andre), and various craft artists and studios.

Stefan Carstens holds a National Fine Arts Diploma from the Witwatersrand Technikon in Johannesburg (2000). His work has been shown in solo exhibitions at the Association for Visual Arts, Cape Town (False Profit in 2003 and My Best Shot in 2012), Galerie M, Rue Saint Jacques, Paris (2005), the French Institute, Johannesburg (1996) and in a group exhibition at the Rembrandt van Rijn Gallery in Johannesburg (2000). In 2003 Reaper, which will be on show on Intaka Island, was selected for the Sasol competition exhibition in Pretoria.

From Balkenol-esque wood figurines to sculptures that incorporate agricultural tools or even graphic novel storyboards, Stefan says about his work: “I love labour, the act of making, of physically constructing and assembling and seeing work develop. From building habitable structures to manufacturing mass-produced objects (my first job was working for my parents who were commercial potters producing ceramic objets d’art for hotels and the like) and working on unique, personal pieces, there are, for me, few greater pleasures.” Without fail Carstens pieces manage to simultaneously reverberate an almost cartoonesque humor whilst dealing with life’s discomforts like fatigue and pain, boredom, discontentment and want. “Labour is after all the curse for original sin”.

Donika Dala hails from a San community in Angola, one of many that landed in Platfontein in the Kimberly district after the SWAPO border war. She currently resides at !Khwa ttu San Culture and Educational Centre, where she passes on her !Xun mother-tongue to her son Andre Chris Antonio.  A multi-talented artist in his own right, Andre may surprise visitors with bebop dancing or a home-brew rap song in !Xun. With Century City’s original wetland as the setting, the place where undoubtedly San hunter-gatherers roamed centuries ago, Donika and Andre will be telling stories of birds and other animals, in a way only San people can. Times: 10h00, 12h00, and 13h00.

For the last Sunday of every month in season, visitors to Intaka Island may expect a different artist’s studio showcase each month, interactive cultural events such as storytelling sessions or portrait photo studios, and a variety of high-end craft artists too.
