Palme d’Or, the fourth luxury apartment block in the Oasis Retirement Resort at Century City, has been sold out five months ahead of completion!

 

The last two of the 50 apartments in the 11 storey building were sold in the past week bringing the total value of sales in the building to over R220million.

 

Owen Futeran, a director of the Oasis Joint Venture, which comprises the Rabie Property Group and a Harries Projects consortium, said selling out ahead of completion was virtually unheard of for a retirement development.

 

“It is really testament to the high quality of the resort and all it offers in terms of facilities including a 110-bed Care Centre and a Club House that includes a 25m indoor heated pool where regular water aerobics classes are conducted by a qualified teacher, a massage room, sauna, steam room, a gym, a library, lounge areas, a restaurant, bar, bridge room, billiard room and a new, large multi-purpose recreational/entertainment venue and coffee bar with a patio overlooking ponds and beautiful landscaped gardens.”

Futeran said with all developer units having been sold at Oasis they were accelerating plans for the fifth block in the development and expected this to be launched early in April and construction scheduled to get underway in June.

 

“Strong pre-interest has already been shown in the next block and other interested parties should contact us to get their names on the invite list to the launch so as to avoid disappointment.”

 

He said resales at Oasis were also going strongly.

 

“We recently closed three resales in one week and one more since then resales are currently awaiting transfer. They consist of a mix of one, two and three bed-roomed units and the total value of those sales is R18 050 000.”

4th luxury block in Oasis Retirement Resort tops out

Construction of the 11-storey Palme d’Or, the fourth luxury apartment block in the Oasis Luxury Retirement Resort in Century City, has topped out with building on schedule for practical completion in June 2016.

With 10 months still to go, 40 of the 50 apartments have already been sold for a total consideration of over R175million representing 80% of both the number of units and the total sales value.

Owen Futeran, a director of the Oasis Joint Venture, which comprises the Rabie Property Group and a Harries Projects consortium, said this was highly unusual for a retirement product.

“The tempo of sales has picked up tremendously in recent years since buyers have been able to see the high quality of what we are developing in terms of the apartments and what has been developed to date in terms of the communal facilities including the Club House and the 110-bed Care Centre.”

He said resales at Oasis were also very buoyant with 12 apartments having been resold so far in 2015 for a total consideration of around R35million.

“After the deduction of agent’s commission this represents a capital growth of more than R7million for buyers with around 20% of this profit being paid over to the Levy Stabilisation Fund.”

In fact, he said, since 2010 there had been 38 resales totaling R120 million and representing a gross profit of more than R26million with a total contribution of more than R5million to the Levy Stabilisation Fund.

“The number of resales has been escalating as the Resort grows and matures and correctly priced apartments are selling relatively quickly and good capital growth.”

The remaining 10 apartments at Palme d’Or comprise one one bed, four two bed and five three bedroom units. These range in size from 97 square metres to 182 square metres and in price from R2 905 000 to R6 005 000.

All apartments boast quality finishes and air conditioning while most have utility rooms and the one bedroom apartment has a study.

All apartments will have at least one basement parking and most of them will also have a store-room included in the price.

Palme d’Or will be serviced by two lifts and a 24 hour dedicated concierge.

What you need to do to participate in The Essence of Oasis competition
1. Take photographs in and around the Oasis Retirement Resort that you feel encapsulate the resort. These can be of the facilities, the gardens, nature, your club activities, your apartment or your friends.
2. Email these photographs to maggie@rabie.co.za or carryn@rabie.co.za with your name and contact details.
3. We will load these on the Oasis website and on the Oasis facebook page.
4. Invite your family and friends to go on to our facebook page and “like” your photograph or photographs.
5. The resident photographer that achieves the most likes will win the competition.
6. Photographs taken with a cellphone will suffice but high resolution pictures which have a DPI of more than 300 or are at least one MB in size would be preferable in case we decide to stage an exhibition.
7. The winner will receive four double tickets worth R4000. The first runner up will receive two double tickets worth R2000 and the second runner up one double ticket worth R1000.
8. The lucky winners will be announced at a cocktail party in early November.

Buyers have continued to snap up apartments in Palme d’Or, the fourth luxury block in the Oasis Luxury Retirement Resort at Century City, with 25 of the 47 apartments having been sold for a total of R110,7m ahead of construction starting.

Colin Green, a director of the Oasis Joint Venture, which comprises Rabie Property Group and a Harries Projects consortium, said three sales totalling more than R15m in the past two weeks had seen them “blasting through the R110m sales mark”.

“This has taken us over half way in terms of both the number of units sold and the total value of sales and the contractors have only this week moved on site. There are a number of additional sales close to finalization and if sales continue at this rate we can expect to be sold out before anticipated completion in June 2016 which is practically unheard of in the retirement market,” he said.

He said Palme d’Or apartments will range in size from 94 square metres to 227 square metres and will boast quality finishes, covered terraces and air conditioning. Most of the apartments will have utility rooms and all one bedroom apartments will have studies.

Priced from R2 655 000 to R8 510 000, VAT inclusive and with no transfer duty payable, all apartments will have at least one undercover parking.

The 11-storey Palme d’Or block will be served by two lifts and a 24 hour dedicated concierge and will be linked under cover to the Oasis Clubhouse to which all residents automatically enjoy membership.

Green said over and above the new development sales there has also been strong demand for resales in the complex with a total of 26 apartments having been resold between April 2013 and February 2015 for a total value of close to R67million.

“All but one of these had been sold for a tidy profit with 20 percent of the gross profit – a sum of more than R3,7million– going into the Levy Stabilisation Fund which is used by the Body Corporate to help keep levy increases to a minimum going forward.”

Oasis artists to exhibit at Art on The Island

Seven artists from the Oasis Luxury Retirement Resort will be exhibiting more than 20 of their paintings at Art on The Island which forms part of the Century City Natural Goods Market on Sunday 30 November.

Celia Mostert, who is the Oasis co-ordinator of the event, said most of the artists would be exhibiting paintings but at least one would be showing pen and ink drawings.

The exhibition will take place on Intaka Island from 9am until 2pm. Entrance is free of charge.

There will also be a number of other craft exhibitors from décor items to hand made cushions and cards on Intaka Island adding to the extensive offering of the Natural Goods Market stalls on Central Park.

In fact with less than a month to go before Christmas, the popular Century City Natural Goods Market is the perfect place to get stuck into some serious seasonal shopping – but in a thoroughly entertaining way.

Sales at the launch of Palme d’Or, the next apartment block in the Oasis Luxury Retirement Resort at Century City, far exceeded expectations with 15 of the 43 apartments sold within the first week, with 14 of those purchased over just four days, and a further six apartments under negotiation.

“This is unprecedented for a retirement product,” says Colin Green a director of the Oasis Joint Venture which comprises Rabie Property Group and a Harries Projects consortium.

“In fact when Oasis launched its first apartment block back in 2004 only seven units were sold in the first year.

“Since then the tempo of sales has picked up considerably – we have sold over 230 apartments in the first three phases with a total of 17 units in our phase three building, Palm Royale, being sold since January this year but we have never achieved anything close to 14 sales in just four days!”

The 15 apartments, he said, had been sold for a total of R63million.

Green said that over and above this their sales team had notched up a number of resales over this period.

“So all in all it has been an incredible showing and we have no doubt that we will be in a position to start construction in January 2015 for completion in mid-2016,” said Green.

Green said there were many factors driving sales at Palme d’Or not least of which was that buyers could see the high calibre of the development they were buying into and that all the amenities such as clubhouse and care centre were already there and not based on future forecasts or promises.

“There is also a furnished showflat in the Palm Royale – the third block we completed – where potential buyers can see the high quality of finishes that Oasis offers.”

He said three of the 57 apartments in Palm Royale remained to be sold but there was strong interest in all three and these were expected to sell very quickly.

Oasis couple make it to Everest base camp and back

Oasis residents Sham and Kruben Moodliar achieved a lifetime goal of hiking to Base Camp of Mount Everest – an altitude of 5364 metres more than five times higher than Table Mountain!

After months of gruelling training and 16 days of trekking they reached the South Base Camp on Kruben’s 71st birthday -on September 21.

“Averaging 12 to 14 hours of climbing daily, it was 200% more difficult than we ever imagined it would be,” says Sham.

“But we had set our minds to it and there was no way either of us was going to give up and when times got really tough we egged each other on.  On the mountain there is just you, your partner and your creator. Nothing else matters. It makes one very contemplative and it crystallises the essence of life. It was very emotional, a hugely spiritual experience. ”

Accompanied only by two sherpas, Sham and Kruben were the oldest climbers on the mountain.

“And they told us they had never taken people of our age to Base Camp before,” says Sham with a gutsy chortle.
On the day of the final trek to base camp, they got up at 3am to start the climb from Gorakshep. All the Sherpas at the lodge woke up early to sing happy birthday to Kruben in Nepalese and they presented him with a blessed scarf they had gotten from a monastery and a bouquet of mountain anemone flowers picked the night before from the side of the mountain.

For the first few hours they walked in the moonlight with the silvery moon lighting the way before they were hit with freezing rain and sleet and what should have been an 8 hour trek there and back took them 14 and a half hours with them having to undertake the treacherous return journey downhill in the dark with just headlights for illumination.

“Due to the numerous landslides and so forth there is no path as such. You have to step over huge boulders testing each one with your sticks to ensure it is safe to step on. Walking on the mountain in daylight is scary enough, but by night was another experience. These sherpas are unreal…..how they know their way over boulders, through rivers and ice is unbelievable! They got us back safely to the lodge….even though we were all wet and soaked and freezing”

Sham says what strikes you most on the mountain is the immense silence broken now and then by the creaking of the glazier and the roaring of a distant avalanche.
On the subject of avalanches, Sham says one of their two Sherpas had been on the mountain when an avalanche struck after their trip and they had not been able to contact him since.

“We have tried both his mobile numbers but there is no answer. We don’t know what to think and have tried contacting his family but to no avail.”
And what adventure are they planning next?

“It’s too soon to say but my sons are praying it will not be on a volcano,” she laughs.

Meaning Golden Palm and named after the highest prize awarded at the Cannes Film Festival, Palme d’Or will be “unashamedly upmarket”, according to Colin Green a director of the developer, the Oasis Joint Venture which comprises the Rabie Property Group and a Harries Projects consortium.

The 43 luxury one, two and three bedroom apartments will boast top of the range finishes, covered terraces and air conditioning, and will range in size from 94 square metres to 228 square metres. In addition almost all of the apartments have utility rooms and all one bedroom apartments have studies.

Priced from R2 650 000 to R8 500 000, VAT inclusive and with no transfer duty payable, all apartments will have basement parking and most of them will also have a store-room included in the price.

To be developed at a cost of R220million, the 11-storey Palme d’Or will be served by two lifts and a 24 hour dedicated concierge.

Its construction follows the successful completion in July of the third apartment block in the development, Palm Royale, which comprises 58 apartments over 11 storeys.

The first two phases of the Oasis development consisted of Palm Springs and Palm Grove apartment blocks with 174 units in total as well as Club House, of which all residents automatically enjoy membership. The facilities include a 25m indoor heated pool where regular water aerobics classes are given by a qualified teacher, a massage room, sauna, steam room, fully equipped gym, a library, lounge areas, a restaurant, bar, bridge room, billiard room and a new 200 seater multi-purpose recreational/entertainment venue with a patio overlooking ponds and beautiful landscaped gardens which were extended with the opening of Palm Royale and will be further extended with Palme d’Or.

Also completed in phase one is the Oasis Care Centre which offers hotel-style assisted living apartments, frail care and a specialised Alzheimer’s/Dementia unit as well as physical rehabilitation.

As with Palm Royale, Palme d’Or will be linked undercover to the Oasis Club.

Green said besides all the exceptional facilities provided at Oasis, its location in Century City put it within easy walking distance of other world class amenities including the Intaka Island wetlands reserve and Canal Walk Shopping Centre.

Construction of Palme d’Or is due to start in January 2015 with occupation scheduled for June 2016.
